Sherwin Belkin Referenced in The Real Deal Article on Attorney General Tish James

Apr 30, 2025

In Erik Engquist’s recent The Real Deal article, Trump’s revenge play against Tish James looks like a long shot,” Sherwin Belkin, co-founding partner of BBG, was referenced regarding a rent stabilized building accusation against New York Attorney General Tish James.

Sherwin’s LinkedIn post, which is cited in the TRD article, states:

“Interesting thought that NYS AG James’ building might be rent stabilized. But it is also possible that units were deregulated pre HSTPA or that the reduction in the number of units was part of a substantial rehabilitation, which would have created an exemption from rent stabilization. It’s important to get all the facts before assumptions are made. Even Landlord James is entitled to due process.”

The article touches upon the allegations that a Fort Greene property owned by AG (and Landlord) James should have been rent-stabilized since before it was purchased by James, who has never reported it to the state as such, in which case James could be compelled to reimburse the tenants for 24 years’ worth of overcharges.
