DANIEL T. ALTMAN is Co-Managing Partner of the firm and serves as Co-Chair of the firm’s Transactional Department. In addition to overseeing the day-to-day operations of the firm, Dan leads a team of 21 highly skilled transactional attorneys who represent clients in all aspects of commercial real estate transactions. These include the purchase, sale, leasing, and financing of shopping centers, office buildings, and multifamily properties across the United States.

Dan handles complex commercial transactions involving Tenancy-in-Common (TIC) agreements, joint venture agreements, equity participations, and purchase and sale agreements. He also advises clients on sophisticated mortgage and mezzanine financing structures for properties and developments.

With more than 30 years of experience, Dan is a seasoned leasing and transactional attorney known for his strong deal-making mindset. Since 2010, he has represented one of the world’s fastest-growing international “fast casual” restaurant brands, guiding them from a small startup to a public company by applying creative deal strategies and innovative real estate solutions. In addition, he became a “go to” attorney for many up and coming hospitality brands including Dishoom, Tacombi, Cha Cha Matcha, and Shake Shack.

Dan has drafted and negotiated a wide range of leases including store, office, retail, triple net, ground, telecommunications, and loft leases on behalf of both owners/developers and tenants. His work spans hundreds of thousands of square feet in office buildings, malls, strip centers, and residential and commercial properties nationwide.

His client base includes publicly traded REITs, top-tier international restaurant brands, family-run generational real estate offices, commercial real estate brokers, private equity funds, and ground-up developers, both nationally and locally.

Dan has been with the firm since 1990. He earned his J.D. from Brooklyn Law School and graduated magna cum laude with a Bachelor of Science in Business Administration from the State University of New York at Albany.

Dan has been repeatedly recognized by both Super Lawyers and Best Lawyers. He has also served on the national board of directors of the Children’s Tumor Foundation since 2008.

Leases

  • Represents international Indian “Best in Class” restauranteur in its U.S. expansion.
  • Represented a Taiwanese Bank with its full floor office lease at 777 Third Avenue.
  • Represented a nationally-recognized Real Estate Investment Trust on its sublease of office space in East Midtown for its New York office.
  • Negotiated a 20-year lease with a large international supermarket for premises located in Kips Bay.
  • Represented the tenant in a lease of 4,500 square feet in the Empire State Building.
  • Represented the owner of a large Brooklyn office complex on the office space expansion of a well-known national retailer.
  • Represented the owner of a recently refurbished South Bronx office building on a lease to a nonprofit organization assisting the homeless.
  • Represented a seller in connection with the $42 million sale of an Upper West Side mixed-use building.
  • Represented an owner in the negotiation of a commercial lease for Hungry Ghost Coffee in Brooklyn.
  • Commenced a 10-month negotiation for a ground lease and option involving an entire block in Queens for a 30-year ground lease to a national tenant for the construction and operation of a battery energy storage system.
  • Negotiated a retail lease for the operation of a quick service café in Midtown for a major City landlord.
  • Negotiated a lease with the New York State Board of Elections for a polling place in New York City on behalf of a large national landlord.
  • Negotiated a lease at the World Trade Center on behalf of an international candy purveyor tenant.
  • Negotiated an 11-year extension/modification agreement on behalf of a major City Landlord with a Dunkin Donuts franchisee for its Upper East Side location.
  • Represented a residential tenant on the review and negotiation of a residential lease with a rental amount of $35,000 per month.

Buy/Sell and Refinancing Transactions

  • Represented the seller of a Bronx commercial property for $15 million.
  • Represented Manhattan Skyline Management in a $55 million refinancing of its first mortgage and mezzanine financings on a mixed-use property on East 34th Street, with The John Hancock Life Insurance Company.
  • Represented the seller of a $10.45 million townhouse in the Flatiron district.
  • Represented the seller of a $69 million dormitory building to New York University.
  • Represented the purchaser of a $17 million Fifth Avenue penthouse.
  • Represented the seller of a $7 million condo apartment in downtown Manhattan.
  • Represented a client in the refinancing of the underlying mortgages on six Manhattan buildings.
