Loft Board Annual Registration: What IMD Owners Need to Know
The Loft Board’s annual registration cycle is almost upon us. Toward the end of June 2026, every owner of an interim multiple dwelling (“IMD”) will receive a registration packet from the New York City Loft Board, which will include a registration invoice, instructions on how to register and pay the annual registration fees on DOB Now, and a blank Fire Egress form. These forms, along with the registration fees ($500 per residential IMD unit), must be submitted to the Loft Board on or around July 1st.
This is the second year the Fire Egress form is required. The form requires an owner or responsible party to certify that the fire escapes, if applicable, the stairs, and other means of egress have been inspected within fourteen days of submitting the renewal application. If defects are found upon inspection, the certification must identify the defects and indicate that repairs will be completed on or before August 1st. The owner will then be responsible for filing an amended certification indicating that repairs have been completed by August 30th. Failing to comply with this requirement may subject an owner to a penalty of $7,500.00.
Please note: although the registration documents are technically due July 1st, there is a grace period through July 31st. So long as the owner files by July 31st, the owner will be in compliance. If the annual renewal registration form and fees are not submitted by July 31st, the owner must pay a late filing fee of $25.00 per residential IMD unit for the month of July, plus an additional $5.00 per residential IMD unit for each subsequent month or portion of a month until the completed registration form is submitted and the fee is paid.
There are also substantial penalties for failing to register altogether: $7,500.00 for one year, $15,000.00 for two consecutive years, and $25,000.00 for three consecutive years or more.
