Sherwin Belkin, Co-Founding Partner of BBG, was quoted by The City in the article titled “How N.Y.’s ‘Good Cause Eviction’ Bill Breaks From Other States’ Laws.”
Mr. Belkin expressed skepticism regarding the “Good Cause Eviction” proposal in New York, noting a significant difference from New Jersey’s anti-rent gouging law and the NY “good cause” proposal. He highlighted that New Jersey’s law prohibits “unconscionable” rent increases, which sets a significantly higher legal bar than the proposed rent limits in New York.
Additionally, in his LinkedIn posting concerning this article, Mr. Belkin noted the significant concern by the real estate industry regarding legislative “creep” whereby any limitation on property rights results in further onerous property right restrictions in subsequent legislation.
