About


Michael A. Mulia is a Partner in the Firm’s Transactional Group. He advises clients on a wide range of commercial real estate matters, including the purchase and sale of multifamily and mixed-use properties and office buildings, as well as commercial leasing. Michael represents both landlords and tenants in office, retail, shopping center, and industrial leases across the country.

A significant part of Michael’s practice involves representing foreign and offshore investors acquiring New York City assets. He counsels clients on structuring ownership through U.S. and offshore entities and addresses transaction planning considerations that often arise in cross-border deals, including FIRPTA, state and local taxation, lender requirements, and New York specific regulatory issues such as rent regulation and RPIE compliance. He also advises on title, zoning, and diligence issues that can impact timing and closing logistics, particularly when principals and advisors are operating remotely across time zones.

In addition to his commercial practice, Michael represents high net worth individuals in residential real estate transactions, including condominium, cooperative, single-family, and townhouse purchases and sales. He has represented institutional real estate investment companies, private universities, and a Big Four accounting firm, and has advised a major New York City charter school developer on acquisitions, financing, development, and leasing.
