Deborah L. Goldman advises on all aspects of commercial real estate law, including sales and acquisitions, financing, ground leasing, brokerage agreements, construction contracts, hotel management agreements, and especially all phases of office and retail leasing, from drafting the letter of intent to final lease execution. Ms. Goldman capitalizes on her advanced communication skills and outstanding education to easily explain complex issues and concepts from a legal and business perspective, gain client trust and guide negotiations to her client’s benefit.

Ms. Goldman has been practicing commercial real estate since she graduated cum laude from New York University Law School in 1992 for a number of highly respectable law firms. Ms. Goldman also brings to her legal practice the benefit of an M.B.A. in Real Estate Finance from Columbia Business School and the practical non-legal experience of having worked in the development department of Starwood Hotels and Resorts after completing business school.

Ms. Goldman’s representative transactions have included: the developer of multiple distribution facilities in New York State, one involving acquisition of a fee parcel as well as a ground lease, as well as a numerous assemblage projects; the seller of 340 West Street, New York, New York (the “St. John’s Building”); Credit Agricole as lender in both the refinancing of the Carlyle Hotel in Manhattan and multiple financings and refinancings of the Miami Design District; and a Mexican cineplex company in both the leasing (both ground and retail) of numerous theatre locations throughout the United States, including Manhattan and Chicago, and handling all aspects of its real estate work in the United States.

Some of her larger transactions have also included representing the purchaser of the Sands Hotel and Casino in Puerto Rico; the acquisition and disposition of hotels for Starwood Hotels and Resorts; retail leasing in the tri-state area for Starbucks, JPMorgan Chase, Wachovia N.A., Dunkin’ Donuts, T-Mobile, and Bally Sports Clubs; and the representation of the Manhattan Mall (Argent Ventures), Minskoff Equities, Mendik Realty Company, Emmes Asset Management, Developers Diversified Realty, and Vornado Realty Trust in multiple transactions.

In 2016, Ms. Goldman was appointed downstate co-chair of the Commercial Leasing Committee of the New York State Bar Association’s (“NYSBA”) Real Property Section. Ms. Goldman frequently provides educational presentations at C.L.E. events, including for the NYSBA, PLI and upcoming ICSC Law Conference on Ground Leases (November 2021). She also authored a Chapter entitled “Anchor Tenant Retail Leasing” in the Third Edition of Commercial Leasing, published by the NYSBA. For the fall semester of 2018, Debbie was an Adjunct Professor at Cardozo Law School and then spent three semesters as an Adjunct Professor at Fordham Law School, teaching Real Property Law at both Law Schools.
